we have 3rooms that are 2 full bedrooms that in time we plan to split into 2 rooms each thus making 35 total private rooms. Lots of customers ask about snacks and pop and laundry service which we haven’t offered for now.

Competition / Market:

A dozen motels in the near vicinity that are pretty much full all of the summer months between Mid June and mid September. Weekends are outrageoulsy priced by most motels in the summer even though it draws some poor reviews because of it. Off season is more competitive and monthly rentals of 2/3 of the rooms is smarter in my opinion.

Reasons for selling:

Free up time and funds to do other real-estate business more hands off. Not especially motivated to sale as I enjoy running the motel but my wife a little more motivated. We may just hire a couple to manage but if the price is right, we will sell.
